Senior Director-Development -- An experienced, self-motivated hospitality real estate professional with a minimum of ten years of multi-brand franchise, management and transactional analysis experience coupled with proven Franchise sales experience to support the growth efforts of the development team and eventually to manage a pool of analysts.. MAJOR / KEY JOB DUTIES. ESA growing its portfolio through acquisitions of sites and new development, managed and franchised conversions and new, third party construction and is seeking to add a Senior Director of Development to its corporate team.. The Senior Director of Development will have four primary full time functions:. Train, Develop, and Lead the analytical support team. This will include managing one current analyst and on-boarding new support as needed. As the head of the analytical team, the Senior Director will work directly with the development team, senior management, and other key departments such as Operations, Sales, and Revenue management to analyze and evaluate acquisitions, dispositions, new developments, and franchise contract opportunities. This shall include conducting field research, hotel and market demand research and analysis, developing financial projections and feasibility models, and assisting with site acquisition and entitlement. For asset dispositions, the Senior Director shall prepare all due diligence information and investment summaries, proposals, and approval papers as well as administer the Data Room with Legal.. Franchise Support and Franchise Renewals -- The Senior Director will possess an expert level of hotel operational knowledge and as such will be supporting the Franchise effort by assisting the VP of Franchise Services when it comes to on-boarding new franchises and license transfers or renewals.. Franchise Sales Ad-Hoc -- As needed, Senior Director of Development will be utilized in a franchise sales position as directed by the CDO, when the Managing Director of Franchise Sales needs additional support. Senior Director will prepare or oversee preparation of all Franchise Approval Summaries.. Process Improvement -- Senior Director will also be tasked with process improvement to analyze our due diligence, underwriting, and entitlement time-frames to bring more discipline to the process and identify areas to save money and time. This will be a constant improvement process that is analyzed and course corrected quarterly. Senior Director will also monitor the pre-opening process with Operations and Sales/Revenue.. Additional responsibilities include, but are not limited to, conducting ad-hoc market research using STR reports, pipeline data, economic data and other sources. Developing financial projections for existing or to-be-developed hotel projects. Prepare feasibility analysis for each opportunity. Write investment summaries, project proposals and management pitch-books. Review and summarize contracts and agreements during the due diligence process. Maintain a database of market data, development costs and other data points. Document and track project pipeline, critical timelines, and meeting minutes. Prepare and deliver ad hoc research, reports and analysis. Preparing and maintaining all due diligence materials for disposition of estate assets. Potential of doing sight inspections with buyers of disposed assets. Negotiating franchise agreements and working with Franchise group to ensure proper documentation for franchise conversions.. Develop strong working relationship with Finance, Operations, Legal, sales, IT and Revenue as well as the balance of the organization.. Ability to review and error-check work prior to delivery. Some travel required which will be predicated on company business cycles.. Assist with third party owner visits to the CSC, coordinate data exchanges with other major hotel company's feasibility teams.. Strong analytical capabilities, including ability to create advanced Microsoft Excel-based financial and operational models. Knowledge and understanding of financial statements, common hotel performance metrics and reports, franchise application process. Strong oral and written business communication skills. Advanced comprehension of Microsoft Word, Outlook, and Powerpoint. Organizational and project management skills, including time management and goal setting. Project Management and process improvement experience a strong plus. Located in a comfortable indoor area. Any unpleasant conditions would be infrequent and not objectionable. Some travel may be required.. MINIMUM QUALIFICATIONS. The ideal candidate will have a Master of Business Administration with a Hospitality focus or a Master of Hospitality degree with a strong track record of demonstrable deals sourced and closed, franchise sales experience, multi-brand and multi-segment hotel experience, at least 10 years of experience (15 preferred) in hotel real estate, finance, franchising, development, project management, consulting or similar roles. Must possess attention to detail, extensive hotel-level operational experience is mandatory, comfortable dealing with confidentiality and public company sensitive materials, high-integrity, self-motivated, and the ability to maintain a high level of professionalism in a fast-paced dynamic environment. Experience in multiple markets across the U.S. and a relevant database of hotel real estate brokers is preferential as well.. PREFERRED QUALIFICATIONS.
